East Cobb in August: Dog Days, New Tables at The Avenue, and a Shopping-Center Reshuffle You Can Walk

Something quiet has happened to East Cobb's restaurant map since January. Six long-running tenants have gone dark or announced they will, and the replacements are not filling the same footprint or the same crowd. If you have lived here for more than a few years, the July-to-August window is the moment that shift becomes hard to miss.

August also happens to be the one Saturday of the year when the whole neighborhood ends up in the same parking lot, so it is a fair time to take stock.

The Saturday that anchors the month

August 8 pulls double duty this year. The Rotary Club of East Cobb runs the 21st Annual Dog Days 5K starting at 7 a.m., which is early enough that you can be home, showered, and eating a second breakfast before the recycling drop-off across the way even hits its stride. Pope High School Band's Community Recycling Day runs 9 a.m. to 2 p.m. at the NE Cobb Family YMCA, and they will take paint, metal, electronics, appliances, and paper for a $15 per-car donation plus disposal fees where they apply.

Both of those events are the kind of thing that only makes the newsletter if someone in your carpool forwards it. Both are worth the calendar block.

What has actually changed on the map

Here is the shortest version of the last eight months in East Cobb dining.

Read the right column and a pattern shows up. The independents that are leaving are being replaced, where they are being replaced at all, by regional and national chains with drive-thru economics or by fresh independent concepts owned by chefs with a specific point of view. The middle tier, the sit-down casual place that has been there for two decades, is the one giving up ground.

That is not a story the median-price chart tells you. It is the story of what your Tuesday night dinner options look like now versus last August.

The Avenue is doing the heavy lifting

The other half of the pattern lives inside one shopping center. Avenue East Cobb's redevelopment is now visible at street level, and three new tenants explain most of it.

Tenku Sushi Elevation is open in one of the new jewel-box buildings. It is the second location for the Woodstock original, and it comes with a rooftop bar, robata grill, and an omakase option. This is the first sushi room in East Cobb built with an out-of-town-guest occasion in mind rather than a Tuesday takeout order.

Giulia opened as an Italian bakery and patisserie, tucked between Barre3 and its sister restaurant. The Gjuka brothers ran their first Giulia at The Forum in Peachtree Corners before expanding here.

Luga, the Gjuka brothers' full-service concept, opened on November 24 in the former Drift Fish House space at 4,400 square feet, with a 28-seat bar, an open kitchen, a private dining room, and a patio. The menu is Roma-style pizzas, house-made pastas, and antipasti.

North American Properties, which has managed Avenue East Cobb since July 2021, brought the center from roughly 75% leased to about 96% leased. That is the local reason August 2026 feels different from August 2023. One landlord decided to reposition one asset, and the surrounding half-mile is now running on a different clock.

The independents leaving are the ones with 20 or 30 years on their lease. The independents arriving are on year one, in newly built space, at Avenue rents. That is not a coincidence.

Two more openings worth knowing by name

Two Roswell Road additions do not sit inside Avenue but belong on the same list.

Taqueria El Güero opened in January at 2200 Roswell Road, suites 160 and 170, joining existing locations in Austell, Marietta on Powder Springs Street, Smyrna, and Hiram. It is counter service with a salsa bar, and the birria tacos and birria ramen are the reason most of the online chatter exists.

Trattoria Bella, arriving in September at 2100 Roswell Road, is worth watching for a different reason. Chef Daniele Furfaro and his wife Bella bought Mezza Luna a few years ago and have been running it under the old banner while they built out the concept they actually wanted. The rebrand this fall is the debut of that version.

The rest of the August calendar

A short list, in the order you would actually use it.

• Marietta Square Art Walk, first Friday of the month. Galleries stay open late, live music sits in Glover Park, and it is a slow walk rather than an event you have to plan around.
• A Garden With Wings at Smith-Gilbert Gardens in Kennesaw. The pollinator exhibit reopened for the season on May 19 and runs through the warm months, and the butterfly house is the reason to go with a kid in tow.
• CNC Butterfly Encounter at the Chattahoochee Nature Center. The outdoor tented enclosure is a shorter visit than Smith-Gilbert but closer to the river and easy to pair with a walk on the boardwalk.
• Hyde Farm Walking Tour, second Saturday of the month in East Cobb. Free, and one of the few remaining working-farm sites inside the perimeter of the county.
• Tubing the Chattahoochee from Powers Island or Johnson Ferry. Shoot the Hooch runs the outfitter. The last two weekends of August tend to be the least crowded before schools shift into the fall calendar.
• Departure, the Journey tribute band, at the Earl and Rachel Smith Strand Theatre on Marietta Square. It sold well last time it came through.

A resident's playbook

If you want the version of this month that captures the shift in one Saturday, here is a shape that works.

1. Register for the Dog Days 5K, run at 7 a.m., drop the recycling at Pope's collection between 9 and 10 a.m.
2. Coffee and a pastry at Giulia. Sit for 20 minutes. Notice how full the parking lot at Avenue is on a Saturday morning versus what it looked like two years ago.
3. Errands, nap, whatever the middle of the day requires.
4. Dinner at Luga or Tenku, depending on the crowd you are with. Reserve. Both rooms are running full on weekends.
5. If you still have energy, walk five minutes over to the older side of the center. The tenants who have been there since the mall opened are the ones you want to keep supporting, because the reshuffle is not finished.

That last point is the one worth carrying past August. The dining scene in East Cobb has been described as stable for so long that most residents stopped paying attention to it. The Providence Square, Merchants Walk, and Sprayberry Square listings above suggest stable is not the right word for 2026. Turnover this concentrated tends to keep going for another 18 to 24 months before it settles.

The map you had in your head in 2023 is not the map anymore. August is a good weekend to update it.
